Terms and Conditions of our End of Tenancy Cleaning Service

 

 

The following definitions apply for these Terms and Conditions:

 

  • “the company”, ”we”, “us” – Book-a-Cleaner part of Book A Service London Ltd., registered in England and Wales under company number 10610570;

  • “the customer”, “the client”, “you” – the person who have booked/requested the service, and to whom the service has been provided;

  • “the cleaner/s”, “the operative/s” –the person or persons providing the cleaning service on behalf of Book A Service London Ltd.;

  • “the service”, “the cleaning”, “the cleaning service” – means the cleaning service that have been provided from the company to the client;

 

 

  1. These Terms and Conditions represent a contract between the company and the client.

  2. Both parties oblige to comply with these terms and to undertake their responsibilities specified in this document.

  3. The client agrees that using the company’s services, such as requesting a quote, booking a service etc. will be considered as acceptance on behalf of the client with these terms and conditions.

  4. These terms and conditions will prevail any other terms of the client, unless otherwise specified in written form by the company.

  5. No other variation of these terms will be valid, unless otherwise specified in written form by the company.

  6. The company obliges to provide a cleaning service, when an order had been placed from the client or on behalf of the client either over the phone, by e-mail or using our online booking form, and all terms and conditions have been respected. The company will not be obliged to provide the cleaning service if there are no available slots or if the location of the property is outside the company’s coverage area.

  7. The company will not charge the client per working hour for this service. The service has a checklist (attached below) and the cleaning will be considered completed only once the checklist has been fully covered.

  8. The quotation or the total price for the requested service may not include extras like carpet and upholstery steam cleaning, walls spot cleaning, dishwashing, blinds and curtains cleaning, cleaning of any furniture, cleaning of any additional bathrooms, cleaning of balconies and patios, washing clothes or linens, cleaning or watering of plants and flowers, dusting of books, unless strictly specified by the customer and agreed by the company. These services are priced separately and the company reserves the right to adjust the total price for the service according to the circumstances.

  9. The company reserves the right to adjust and change the price for the service at any stage of the process in case the original conditions and requirements of the client has changed.

  10. The company reserves the right to adjust and change the price for the service or cancel the appointment at any stage of the process in case the client has provided incomplete and misleading information regarding the description of the property and the requested service or did not comply with the requirements/criteria for the End of Tenancy Cleaning. Any deposit paid is not refundable

  11. All prices shown on our website, provided in a quote or in booking confirmation are VAT inclusive.

  12. The company obliges to provide all cleaning materials and equipment for the service.

  13. The client obliges to provide full access to the property, where the service has to be undertaken.

  14. The client obliges to provide running hot water, electricity and sufficient light on site during the service.

  15. The company reserves the right to decline provision of any services in case the payment has not been confirmed according to our way of payment policy. Any deposit paid is not refundable.

  16. The client can cancel any services and appointments giving the company at least 24-hour notice.

  17. There is no administration fee or charge for canceling any of the services, in case proper notice was provided. Cancellation charge in amount of £50 is applicable in case the service has been canceled with no proper notice, or under circumstances where the client is personally responsible for the cancellation (e.g. not providing an access to the property etc.)

  18. No refund can be made once the cleaning service has been provided.

  19. Full refund will be made in case the service has been canceled by the company or the cleaner under circumstances out of the client’s control or if the client has canceled the service with a proper notice.

  20. The service is guaranteed for 48 hours. If the client submits any complaints (including photos) in written form, by email within 48 hours after the cleaning has been completed, the company obliges to send a team of cleaners back to re-clean the areas in question, free of charge.

  21. The Client agrees to allow the Company back to inspect and re-clean any disputed areas/items before arranging a third party to carry out any cleaning services.

  22. Free of charge re-cleaning can only be offered where any complaints have been submitted to the company in written form, by email, no later than 48 hours after service’s completion. If the complaint has been submitted after the 48 hours guarantee period, the re-clean (if requested by the client) will be charged separately and the price may be up to 50% from the original price of the service. Please keep in mind that sometimes it takes more than 48 hours for the estate agents to prepare the check-out inspection report and send it to you. Please contact your estate agent and ask them to inform you in time for the result of the inspection, so you could report any issues back to us in time.

  23. The client or an authorized third party obliges to inspect the property immediately after service’s completion and bring the cleaners’ attention to any areas that might need special attention while the cleaners are still in the property. If the client can’t be in the property then, they must authorize any third parties to do the inspection on their behalf. Non complying with this condition may lead to invalidation of the guarantee for this service.

  24. If the client or any authorized third parties are not present at the time of completion of the service or refuse to do the inspection, then no complaints will be taken under consideration

  25. The Company shall not be liable for any third parties or their actions who enter or are present at the Client’s premises during the cleaning visit.

  26. The client obliges to remove any high valuable and irreplaceable items from the property before service’s commencing.

  27. The company can’t be held responsible for breaking or damaging any removable items.

  28. The company obliges to cover the expenses related to other damages made by the cleaners during the service as long as these damages are covered with the insurance of the company.

  29. The company can’t be held responsible for any damages due to improper installation of any items or appliances.

  30. The company can’t be held responsible for any loss, damages, delays, costs and compensation that might be suffered by the client and are caused by factors that are beyond company’s control such as late arrival of the cleaners due to traffic issues or severe weather conditions, existing damages such as burns, spillages and old stains that are considered damage and can’t be cleaned fully.

  31. The company can’t be held responsible for unsatisfactory result from the cleaning service in case the client or any third parties are still in the property during the service or any of the specified conditions have not been respected.

  32. The company reserves the right to make any changes to any part of these Terms and Conditions without giving any prior notice. The company may add to or alter these Terms and Conditions from time to time and any alterations or additions will apply to new business but not to existing contracts. Please refer to your copy of these Terms and Conditions.

  33. These Terms are governed by the laws of England and Wales, and are subject to the exclusive jurisdiction of the Courts of England, and Wales.

 

 

 

 

 

How to book our End of Tenancy Cleaning Service?

 

 

To book our End of Tenancy Cleaning Service first you will have to familiarize yourself with the Terms and Conditions for this service. In order to do so please read this document carefully!

 

If you are happy to proceed with your booking please make sure you are able to provide all information listed below:

 

  • Preferable day and time for the service to take place

  • E-mail where you can receive the confirmation for your appointment

  • Mobile number as contact in case of enquiry

  • Name and Surname for your invoice after the service

 

Description of the property as follows:

  • Full address and post code

  • Type (house or flat)

  • Size (how many bedrooms)

  • Is there any furniture in the property

  • Total number of bathrooms/toilets/shower rooms

With this information in hand, you can contact us and discuss your request with one of our advisers. You can do that using one of the following options:

 

 

After we receive your request along with all information we will first check our availability and then e-mail you a confirmation for your appointment, including starting day and time and total price for the service.

What to do after your service has been booked?

​

​

In order to proceed with your booking we will need:

 

1. To understand the condition of your property better. Please forward actual photos of the property and areas that need attention, including a short description of any specific conditions. Please send us most recent photos, and not links to any websites, which may include professional photos of the property.

 

2. To make sure the property has been prepared for the service (extra charge of £40 applies, if the below conditions have not been met):

 

Please remove any:

  • personal belongings and items;

  • food, drinks, leftovers etc. From the fridge/freezer (please keep in mind that these appliances must be properly defrosted);

  • clothes from the wardrobes;

  • cutlery, crockery, glassware etc. form the kitchen units, dishwasher and/or sink;

  • cardboard boxes, wrappings etc. (i.e. from furniture or appliances);

  • excessive amounts of rubbish. Please note that we provide rubbish disposal only from the bins. We may not dispose any bags stored in the property;

  • shampoo, soap, shower gel, make up etc. from the bathroom;

  • linen from the beds, so our cleaners can hoover and clean them properly;

  • construction materials;

 

Please make sure:

  • no one, except our cleaners should be in the property during the service. If by some reason you and/or anyone else have or wish to stay, please make sure you/they are not on our cleaners’ way, and are not making mess after them. Notice that your guarantee for this service might be invalidated, if otherwise.

 

If unavailability to take out any items or belongings occurs, you may keep them in the property, neatly arranged in a corner. Please keep in mind that not complying with the terms and conditions listed above may invalidate your guarantee or change the final price for the cleaning.

 

3. Short instructions of how to gain access to the property in case you will not be present at the start of the service. Respectively - instructions of how to lock up after completion of the service. You may also request key collection from your estate agent’s office. Please see conditions below.

 

 

 

 

 

 

What’s included in the price of our service?

+ Equipment and Cleaning Materials are provided by the company.

+ Trained and Experienced Cleaners. We work with teams of two.

+ 1 week Guarantee. If you were not happy with any aspect of our service, please e-mail us photos of the areas that have not met your expectations and/or .pdf file of the inventory check report you have received from your estate agent no later than 1 week after service's completion. After investigating the issue we will arrange a free of charge re-clean service!

+ Public Liability Insurance. All of our cleaners are fully insured.

What’s NOT included in the basic price of the service

 

Although you may find some of these tasks on our checklist above, they come upon request and will increase the total price of your booking. We charge extra for:

 

 

 

  • Additional Bathroom — We apply extra charge in amount of £15 for any additional bathroom, shower room, toilet or en-suite. Note that one (main) bathroom is included in the basic price of the service!

  • Extra Rooms/Areas — We apply extra charge from £25 per extra room, in case there is any (study, dining room, utility room, box/storage room, loft, conservatory, office etc.). Conservatories cost £40 extra. Double living room (through lounge) is also considered an extra room.

  • External Window Cleaning — We apply extra charge of £5 per window, if you wish to add External Window Cleaning to the service. Note that we only clean windows that are reachable from within the property. Inside cleaning of the windows is included in the service for free.

  • Blinds Dusting — We apply extra charge in amount of £5 per blind, if you wish to add Curtains or Blinds Cleaning to your booking. Please note that this involves vacuum cleaning/wiping only. For steam cleaning please see our website.

  • Balcony — We apply extra charge from £25 for every balcony you add to the cleaning service. Balcony Cleaning involves sweeping and/or washing of the balcony floor, wiping of handrails, guardrails and windows externally (on the balcony only). Glass balustrades might be charged separately.

  • Painted Walls Cleaning — We do not provide this service as some of the walls might get damaged instead. However, this usually is not part of the requirements of the estate agents. In case of marks, scratches and mould on the painted walls in your property, repainting is recommended by the experts.

  • Extra Appliances — Cleaning of one appliance of each type is included in the basic price (1 single oven, 1 single fridge, 1 washing machine, 1 dishwasher,1 set of cookers and so on). We apply additional charge for extra appliances. For double or second oven we charge from £30 extra and for a double fridge (American style) we charge £25 extra.

  • Carpet and/or Upholstery Steam Cleaning — If you wish to include Carpet and/or Upholstery Steam Cleaning to your booking we will have to know which rooms in your property have carpeted floors (or which items are upholstered), and whether you wish to include all listed rooms/items in this service, in order to calculate the total price. Please note that you can actually save some
    money for your appointment with one of our amazing offers. Please check our website for more details.

  • Key Collection — We apply extra charge from £10 if you request a key collection to be arranged and the distance between your property and the key collection point (e.g. estate agent’s office) is more than 1 mile. If the distance is less than 1 mile, it’s free of charge!

  • After Builders Cleaning — Please note that we do not provide this service at the moment. If this is the case with your property, please let us know, as this might change the conditions and the price of this service. We can’t guarantee perfect results, when traces of paint and other construction materials are found in the property.

  • Garage or Garden Cleaning — We do not provide this service at the moment.

  • Congestion Zone Charge of £15 – please see tfl.gov.uk

  • ULEZ charge of £12 – please see tfl.gov.uk

  • Parking Expenses – We do not cover parking expenses. If you cannot arrange a free parking space for our team, they may need to find and pay for an on-street parking place. The cost for this will be added to your invoice at the end of the service.
